  • A 1/3 acre pad and 1,500 square foot building is all you need. We can configure your location with 2-3 bay options, depending on the size of your real estate
  • Compact, clean, and recognizable storefront designed with a flexible footprint and maximum space usage efficiency

Market and Site Guidelines

Market

  • Missouri, Nebraska, Iowa, or Kansas
  • Population of 30,000 residents within a 3 mile radius
  • Demographics: Median household income between 35,000 – $125,000 within a 3 mile radius ($50,000 or greater is strongly preferred)
  • At least 20,000 vehicles per day (vpd)
  • Primary business corridor with retail synergy (big box, grocery, pharmacy, restaurant, auto parts)
  • Ideally 0.5 acres (We will consider smaller and larger sites as long as they fit our footprint)
  • Lot dimensions: 125’ x by 125’ minimum
  • Graded, pad-ready site with utilities available
  • Excellent visibility with convenient ingress/egress
  • Hard corner, signalized intersections preferred
  • Flexible building plans designed to fit various lot sizes/shapes
